What the search actually involves
Good land on Rote never reaches an agency window. It changes hands through families, neighbours and word of mouth — and the price depends heavily on who is asking. We run the search from inside that network, for you and only you.
The brief
Budget, purpose, location, horizon. Surf villa, retirement build, land to hold? We translate what you want into what the island actually offers — and tell you upfront if it doesn't exist.
Scouting & shortlist
We walk the plots, film them, talk to the actual owners, and come back with a shortlist and honest notes — access, water, neighbours, and the things a listing photo never shows.
Price check & negotiation
Every plot on Rote has two prices: the local one and the foreigner one. We know the difference, and we negotiate in Bahasa Indonesia with the owner until you're paying the first one.
Viewings on the ground
When you come to see the shortlist, we organise the tour: transport, owner meetings, translation, and time to walk each site properly instead of a drive-by.
Ownership & due diligence

After the handshake
Signing, registration, and what comes next: builders, caretakers, or simply holding. Our house sitting and procurement services pick up where the purchase ends.

Flat fee, your side of the table
We don't take commissions from sellers, so we have no reason to push you toward anything. One flat service fee for the search; the negotiation savings usually cover it.
